How a roof job runs

Ten stages, from the first phone call to the last tile relaid. What happens at each, what you have to do, and what to look at.

The real question before a re-roof is not the price: it is “how long will my house stand open”. Nobody answers it, because the answer depends on the roof — but we can at least say what happens, in what order, and what decides the duration.

This page describes a full re-roof, the heaviest case. A spot repair uses only a few of these stages, and you will know which ones.

Scaffold up before anything comes off: it is what allows the old tiles to be brought down rather than thrown.
Section through a house during a re-roof The drawing follows the stages: the scaffold goes up, the tiles come off, the deck is exposed then rebuilt, the tiles go back, and the finishing details are fixed.

During these three stages — and only these — the covering is off. That is the honest answer to “how long does my house stand open”: the duration depends on area, access and weather, but the order never changes.

Depending on what you have

Not every stage above applies to every job. A spot repair uses three or four of them; a full re-roof goes through all ten.

Describe what you can see — where, when, after what kind of rain. A photograph from the ground is often enough to know where to start.
